My Opinions on Belgravia Ace
I believe with the new ruling, most developers will think twice in order to build future cluster house developments. This is because the provision for more communal and greenery areas means lesser number of units to be built and sold, means lesser sales for the developers. This mean Belgravia Ace has a cutting advantage over Belgravia Green. Imagine from resale buyer viewpoint, what do they prefer, Larger communal areas?
Freehold residential land supply is really limited in Singapore. This is a product where it is suitable for large families and as a form of legacy for future generations.
Belgravia Ace is definitely not within walking distance to any MRT stations. Nearest stations are probably North South MRT Line; Ang Mo Kio or Yio Chu Kang MRT, which are about 7 bus stops away. Drivers however can easily get on the CTE to reach their work places in CBD or Orchard areas.
For F&B options, residents can choose to walk leisurely to Greenwich V for coffee or groceries. Or head over to Jalan Kayu for a wide variety of food outlets. Perhaps can drive to Serangoon Garden to feast at Chomp Chomp hawker center.
With the latest cooling measure announced on 15 Dec 2021, TDSR and LTV are adjusted and i feel that the developer will be more price sensitive on the launch day. As more and more families prefer larger space, you can explore this development and see if it fits your requirements.
