North Gai EC is going to be the first EC to be launched in the 1st half of 2022. Given that Yishun has not got any new EC launches over the past 6 years, we expect the pent up demand.
Although to some extent, some of us may feel that the location of North Gaia may be remote from city but given the fact that new EC launches like Parc Canberra and Provence are sold very well, we feel that most people have changed their perception of its location. Afterall, EC is very well sought after by first timers and second timers/ HDB upgraders. On the other hand, you can also get your groceries from nearby market at Nee Soon East Courtyard. You can also head over to the mall “Junction Nine” to visit Sheng Siong Supermarket, medical clinics and many more.
North Gaia is definitely not walking distance to any MRT station and the nearest MRT station is Yishun MRT. Yishun has always been vibrant and when Northpoint City (largest mall in North) was operating, it brought a lot of excitement and convenience to Yishun residents and residents living in the North.
With North South Corridor/ Expressway expected to be ready by 2026, which by then North Gaia EC will also be completed, residents can expect better smoother driving on CTE.

Living in a mature estate generally means that the town is more developed and better equipped with amenities such as markets, food centres, schools, polyclinics, shopping malls, and more.
There are many neighbourhood schools for your children to attend such as Chongfu School, Huamin Primary School, North View Primary School, Xishan Primary Schoo, Ahmad Ibrahim Primary School, Jiemin Primary School, Northland Primary School, Yishun Primary School.
Residents can head to the nearest mall at Junction Nine for groceries and F&B experience. You can also go over to Northpoint City for a better shopping and food experience.
You can also head over to nearby coffeeshops (there is one next to Chongfu School) and is within walking distance to North Gaia.
Even if you’re living in the city and you enjoy all the facilities that urban living has to offer, it’s probably important to you to be close to nature, and that proximity to natural areas is another great feature that makes the North Gaia EC so appealing.
You can hang out at Seletar Dam (better known as Yishun Dam) and the scenery is beautiful at night. This is a hot spot among the locals for picnics and chilling by with family members or friends.
Joggers can also jog around Lower Seletar Reservoir Park to enjoy the scenic view of the reservoir.
North Gaia is just border to Khatib Bongsu Nature Park, which is a new nature park with a rich mangrove habitat in the northeast coast of Singapore. This nature park will be be pivotal for bird migration during the seasonal movement and you will be able to spot such species of bird when they are migrating.
What i feel about North Gaia EC
Most people regard EC as a home but it is also a product that helps EC owners grow their wealth. Reason being EC is really affordable as compared to private new launches and the gap is widening. Private developers are the one building the new executive condominiums and is sold at subsidised price. Furthermore, eligible first timers are able to receive housing grant of up to $30,000. Using MSR (Mortgage Servicing Ratio) for computing the loan quantum for new EC, this means that you are not stretching yourself on the loan portion. ABSD is not applicable for new EC buyers too.
Based on historical statistics, owners who bought ECs directly from developers have achieved strong capital gains/ appreciation when they sold it in the resale market. You can also choose to rent it out for passive income. You can also review your status annually after MOP and explore to de-couple one party to buy a 2nd property. By doing so, one party sells his/ her share to the buying party, hence free up the name and is able to buy another property without incurring ABSD.
The other executive condos to be launched in 2022 are in Tengah and Tampines. The land cost for these 2 ECs are much higher and is expected to launch around $12xxpsf. Take note that EC new launches are in the form of balloting and the developer is required to set aside 70% of the units for first timer buyers. This means that once the quota for second timers hits 30% on the first booking day, any second timer will not be allowed to book a unit till 1 month later.
In summary, we do not see many EC that are located next to nature park and Khatib Bongsu Nature Park is going to be ready by 2030 and with Singapore signing the pledge to end deforestation by 2030, this means that we can expect this huge nature park to provide the greenery sight to residents living in North Gaia. Such proximity to the nature park is one of the key feature of North Gaia. Bear in mind, not every property are the same, there will always be advantages and disadvantages.
