Parc Komo (Residential) and Komo Shoppes (Retail) is a redevelopment of the former Changi Garden, which Chip Eng Seng had acquired through en bloc.
This a brand new freehold mixed-development at Jalan Mariam (District 17) and can offer great convenience to residents. The developer will manage the retail mall and is not selling any of these retail units inside Komo Shoppes. This is ideal because developer’s managed mall tend to have better retail mix to offer a variety of retail options to residents.
This location is among exclusive landed properties with close proximity to commercial hubs like Changi Business Park, Changi North, Singapore Expo and more.
Just a few minutes drive to shopping and dining amenities at Changi City Point, Tampines Mall, Jewel (Changi Airport) and more. For those who do not drive, Parc Komo owners will enjoy shuttle service for 2 years or up to the formation of MC (whichever is earlier) upon TOP. The shuttle service will be to/ fro EXPO MRT Station and *Jewel Changi (*Subject to approval).

What i feel about Parc Komo
This is probably one of the most affordable and value for money freehold new launch in Singapore. Of course, the location may not appeal to everyone but at the price tag that is similar to some of the leasehold new launches, this is no doubt something that gives Parc Komo a clear advantage over many other new launches today.
The overall finishing and fittings in Parc Komo is premium, Sanitary wares and fittings are fitted with high end brands like Duravit and Hansgrohe, Kitchen appliances are by Bosch. Kitchen counter top are installed using Quartz top material.
The 5 bedroom types in Parc Komo is something extraordinary. Most comes with private lift that makes it very rare in the OCR area. The floorings in the 5 bedroom types comes in marble flooring. All 5 bedroom unit types have Wet and Dry Kitchen, Junior Master Room and a balcony attached to it, Powder room, Walk in wardrobe and Duravit drop-in bathtub in the master bathroom. We typically see this in the high end residential market for such specs.
East Side Transformation
The Cross Island Line will bring to Komo residents better connectivity around Singapore. The nearest MRT will be Loyang MRT station. Given the strong tenant pool already existing in this area, we can expect stronger tenant pool when Punggol Digital District becomes ready by 2030.
Strategically speaking, Parc Komo is near to Changi Airhub. One of the most important thing for Singapore is Changi Airport. Singapore lacks natural resources and have to depend on import and export and tourism for GDP growth. Not forgetting that even with current covid situation, with airline industry badly affected, Singapore government is still proceeding with Terminal 5 project. For those who are unaware, the size of T5 is as big as T1, T2, T3 and T4 combined! Can you imagine when airline industry resumes, we will attract more workforces working in the airline or related industries. This is good for investors who want to ensure steady stream of tenants working nearby.

Convenience at doorstep
Parc Komo residents rejoice!
The developer has earlier announced that it has secured pre-committed leases for up to 60% of its retail space in Komo Shoppes.
Since Komo Shoppes was soft-launched for lease last December 2020, it has secured FairPrice Finest, White Lodge International Preschool & Childcare, Pinnacle Family Clinic and Coffee Bean & Tea Leaf as tenants.
NTUC Finest supermarket will occupy about (40%) of the retail space on the first level. White Lodge on the other hand, will take up about 500 sq m (5,382 sq ft) on the second level.
The developer also announced that they are actively on the lookout for other complementary trades to fill up the remaining 40% of available space.
